Welcome to Metro Haven Real Estate L.L.C. By accessing our website or utilizing our professional services, you agree to comply with and be bound by the following terms and conditions. These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates.
1. Regulatory Compliance
Metro Haven Real Estate L.L.C is a licensed real estate brokerage registered with the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA) under ORN: 55851. All transactions and advisory services are conducted in strict accordance with RERA Bylaw No. 85 of 2006.
2. Scope of Services
Metro Haven provides intermediary services for the buying, selling, and leasing of residential and commercial properties in Dubai. Our role is to facilitate negotiations and provide market expertise. We do not provide legal, tax, or financial advice.
3. RERA Standardized Contracts
In compliance with Dubai law, all formal engagements must be recorded using the mandatory RERA forms:
Form A: Agreement between the Seller and Metro Haven.
Form B: Agreement between the Buyer and Metro Haven.
Form F (MOU): The legally binding Purchase Agreement between Buyer and Seller. All listings on this website are authorized via a valid Trakheesi Permit.
4. Brokerage Commission
- Unless otherwise agreed in writing via RERA Form A or B, the standard brokerage commission in Dubai is 2% of the purchase price (plus 5% VAT).
- For rental transactions, the standard commission is 5% of the annual rent (plus 5% VAT), with a minimum fee applicable as per company policy.
- Commissions are deemed earned upon the successful signing of the Sales Agreement (Form F) or Tenancy Contract, unless specific conditions are stipulated
5. Accuracy of Information
While Metro Haven strives to ensure all property details, prices, and availability are accurate, this information is provided by third parties (Developers and Individual Sellers). We do not guarantee the completeness or accuracy of any listing. All prices are subject to change without notice.
6. User Obligations
By using this website, you agree:
- To provide truthful and accurate information for registration and KYC (Know Your Customer) purposes.
- Not to use any automated systems or "scraping" tools to extract data from our website.
- To acknowledge that any property purchase is subject to a 4% DLD Transfer Fee and other administrative costs unless otherwise stated.
7. Limitation of Liability
Metro Haven Real Estate L.L.C shall not be liable for any direct or indirect loss, damage, or inconvenience arising from the use of this website, delays in property handovers by developers, or changes in government regulations.
8. Anti-Money Laundering (AML)
In accordance with UAE Federal Law No. 20 of 2018, Metro Haven adheres to strict AML and CTF (Counter-Terrorism Financing) protocols. We are required to verify the identity of all clients and report any suspicious transactions to the relevant authorities.
9. Governing Law and Jurisdiction
Any dispute arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the Dubai Courts.
